2024 Interim Property Tax Bills

If you need your tax bill issued again or would like to know your account balance, please call Access Aurora at 905-727-1375 or email Access Aurora.

Access Aurora is open Monday to Friday 8:30 a.m. to 4:30 p.m.

Even if you don't get your tax bill, you will still need to pay by the due date and will not be excused from any possible late payment charges.

The due dates for the 2024 interim tax bills are:

  • Tuesday, February 20, 2024
  • Tuesday, April 23, 2024

Property taxes are due for the property, irrespective of who the owner is. If you've sold the property on which these taxes are levied, kindly forward a copy of the bill to the new owner or return it to Aurora Town Hall.

The Town of Aurora offers three payment plans:

  • 11-month payment plan: Starting in January and ending in November, payments are taken from your bank account on the last business day of each month
  • Installment plan: Tax payments are taken from your bank account on each of the four annual installment due dates.
  • Arrears plan: An agreed amount is taken from your bank account until your account is up-to-date. Monthly payments are taken on the last business day of each month to decrease the amount you owe. Interest is applied on a monthly basis at a rate of 1.25 per cent on any unpaid property taxes.

How to pay your property taxes

There are five convenient ways to pay your property taxes:

  • On-line banking;
  • Telephone banking;
  • At your bank branch;
  • By mail: and
  • Through our after-hours drop box or in person.

Please do not send cash in the mail or through our drop box. You can pay by cheque or debit in person at Aurora Town Hall. 

Cash payment is no longer accepted for property taxes and water bills at Town Facilities. Alternatively, you can pay with cash at your financial institution.


We do not accept credit card payments in person for property taxes; however, if you want to pay by credit card, you can here. A service charge by the company will be added to the payment.

When paying for your property taxes (other than in person) and to avoid interest charges from being added, please remember to allow time for postal delivery or bank processing time. All payments must reach us by close of business on the due date.

If your property taxes are to be paid by your mortgage company, it's important for you to forward your property tax bill to them for payment.

Please fill out the Property Information Request Form and mail or courier it along with the payment made by cheque to the Town of Aurora to the attention of Access Aurora at 100 John West Way, Aurora, ON, L4G6J1.
How Property Assessment and Taxation Works
Current Value Assessment
Accurate assessments are the cornerstone of the property tax system. MPAC classifies and values all properties in Ontario under the Assessment Act and regulations established by the provincial government.

MPAC is committed to ensuring that every valuation is accurate. If you believe your property assessment is not accurate, they will review it for free. You can make a request for reconsideration any time prior to March 31 of each year. Late Payment Charges
To avoid interest charges, your payments must be received by us on or before the due date.

A charge of 1.25% will be added on the first day of the calendar month following default and on the first day of each calendar month thereafter, as long as the taxes remain unpaid.

Monthly interest charges will be given on any unpaid taxes from previous years. Interest rates are levied by the municipal bylaw pursuant to section 345 of the Municipal Act, 2001, S.O. 2001 c. 25.

Please know neither Council nor town staff have the authority to waive or alter interest charges.

Not receiving a tax notice does not excuse a taxpayer from the responsibility for payment of the taxes nor relieve the assessed owner of the liability for interest charges due to late payment.

Supplementary Tax Billings

Property Assessment Change Notices are issued for additional assessment (such as swimming pools, decks or other additions), new homes or property class changes. The property tax dollars associated with the changes are retroactive to the date of occupancy / purchase, or when the renovation or alterations were completed.

Please note the Municipal Property Assessment Corporation (MPAC) assesses your property for the additional assessment, a new home or a property class change which could take up to three years to occur.

The Town issues your supplementary/omitted tax bill(s) and payments are typically due in two installments. Depending on the determined assessment, the additional property taxes may be in the thousands of dollars. The Town may be able to assist in preparation for the imminent supplementary/omitted tax bill(s) to minimize the impact of this bill. Mortgage Company Payments
Some financing companies require they pay your taxes directly during the term of your mortgage. If this is the case, and you receive your tax billing directly, please contact the revenue office, as well as forward the tax bill to your mortgage company for their immediate attention and payment.

If you change your mortgage company, please have them contact our office directly to ensure the billings are correctly redirected.

Property Tax Deferral Program for seniors and low-income disabled persons
The Regional Municipality of York has made a Tax Deferral Program for seniors 65 or older, low-income senior or low-income disabled persons.

This program makes it possible to defer some increased taxes until the ownership of the property changes. Application forms are available by clicking on the link below or in person at the Municipal Offices. Additional information is available by calling the Access Aurora at 905-727-1375.

Registered Charities in a rented/leased commercial/industrial property rebate

The Town of Aurora has a charity rebate for registered charities occupying a commercial/industrial space in the community. The charity must have a registration number from Canada Revenue Agency (CRA). Rebates can only be made to eligible charities that pay taxes on a property they occupy in the commercial/industrial classes. Currently the rebate is set at 40 per cent. Taxes on properties in any other tax class (i.e., residential) are not applicable.

How to apply:

Complete the Application for Property Tax Rebate for Registered Charities in a rented/leased commercial/industrial premises and submit by February 28, the year following the tax year (i.e., Feb 28, 2023, for the 2022 taxation year).

Are you planning to sell your property this year?
If, during the year the ownership of the property changes hands, please make sure that the person responsible for paying any unpaid taxes receives this bill.

Your statement of adjustments prepared on closing by your lawyer indicates the tax obligation of both the vendor and the purchaser.

Notice: Cancellation of Vacant Unit Tax Rebate for Commercial and Industrial Properties
In 2016, the Province of Ontario, undertook a review of the vacant unit property tax rebate program. As a result, municipalities were provided with broad flexibility related to this program.

Following community engagements and on-line surveys in 2017, all the local municipalities in the Region of York, have passed resolutions to eliminate the program starting with the 2018 tax year.

As of May 3, 2018, O. Reg. 360/18 amending O. Reg. 325/01 under the Municipal Act, 2001 was enacted. The lower-tier municipalities in the Region of York are now exempted from having a program to provide tax rebates to owners of commercial and industrial properties for their vacant unit(s) effective 2018 tax year.

Each year as part of the budget approval process, tax rates increases are approved and tax rates are set for each property class.

The Municipal Act requires your interim bill to be based on 50 per cent of your last year annualized taxes.

Your final bill issued in June/July is calculated by applying the tax rates to your assessed value, less the interim billing amount.
